@Forrest Owen, I got my license when I started flipping.  I was living in MD and about to move to FL so I did all the classes and took the test when I got there.  I wouldn't say it has hurt me but I am very specific about understanding the law and what I should and shouldn't be doing.  Ethics and integrity are very important to me, I have moved brokers before because over time they had an issue with what we were doing.  I have very frank and up front conversations with any broker I'm considering hanging my license with and tell them what I do and how I do it.  I also make sure that I stay compliant as a real estate pro.  Is everyone always happy with what we do?  No.  But I'm going to run my business well within the real estate law.

@Oliver Perry, love to see the military members on here!  It seems like there are so many of us now, I wish it was this prevalent when I joined the Navy but then I wouldn't have gotten the opportunity to travel so much and enjoy my time flying!  I remember those last 2-3 months at a duty station before I left.  What I did was once my window closed to find more deals where I was I focused on learning the market I was about to move to.  That way I hit the ground running right when I got there and had the connections I needed already in place.  Good luck!

@John Daly, that is the best response to this post that I could have wished for!  I remember that transaction, I won't put the address here but Nov 2017.  I don't think I realized it was your first investment property but I'm really glad we could help you get going by finding something that worked for you. 

I totally agree with you, jumping in and taking action is the best way to learn.  I will always remember my first flip, first rental, first wholesale transaction, etc... Those are the ones that stand out because it was something new and even a little scary!

@Clint G., I appreciate that.  I was stationed in Corpus for 9 months when I was a flight student in 2005.  Learned how to fly the T-34C there and had a great time doing it!  That was a fun place to be a flight student.

@Oscar Buendia, I have shared my story from stage a few times and the biggest thing I try to get across is that you have to commit to this for 6 months typically.  Sure, there are people who will get a deal after a couple weeks but typically it takes a lot longer.  It took me 4 months to put money in the bank.  Can you imagine if I quit at month 2?  You never know what could have been man, don't give up if you want to do it!  I started all this right when my first son was born because I knew that I wanted the flexibility with a family.  Deployments were not my future after having that first little boy!  

Initially I set aside $30k for 6 months.  That $5k per month included marketing, my assistants pay ($500/week so $2k a month of that budget), all the overhead / systems I was using like phones, CRM, websites I had setup, etc...  So, my actual "marketing" spend each month was about $2,500 a month.  

The key was consistently sending it out even when I wasn't making any return on it.  I believed in the process and had a great support system in a mastermind I was in that helped me tweak things along the way and hold me accountable.  That is where the rubber hits the road, someone not letting you quit when you want to or are considering it.  Seeing other people successful that are just like you makes it easy to believe that you can be too!  That's why I encourage people to go to these live event people hold, get around people doing more than you, see that it's possible for them so why not you.  They are all just normal people...

That's a solid return @Jay Hinrichs! Hopefully my A36 holds value like I think it will. I just did a big avionics upgrade on it and I honestly want to fly it everyday. Ok, this is a REI forum so I should probably get back to those discussions...
