New investor Looking for Buy and Hold SFH in Pensacola/Milton/Pac

My wife and I are making the plunge into real estate investing while we are stationed here for the next two years. We are looking to buy, rehab, and live in a SFH in either Pensacola, Milton, or Pace. We would like for it to be a long term cash flowing rental. I have been seeing that East Hill, North Hill, Downtown, Cordova Place, and Pace are all good areas to look at. Anyone have any other advice/tips? I'd love to hear any ones' experiences here!

Milton and Pace have a large number of homes with a low barrier of entry. If you are looking to cater mostly to Military personnel, I would consider some areas off of Blue Angel. They have good access to both bases. The Northwest Pensacola area is also expanding, thanks to Navy Federal Credit Union's HQ campus. Let me know if you have any specific questions about the area, I would be more than happy to help.
