New investor Looking for Buy and Hold SFH in Pensacola/Milton/Pac
My wife and I are making the plunge into real estate investing while we are stationed here for the next two years. We are looking to buy, rehab, and live in a SFH in either Pensacola, Milton, or Pace. We would like for it to be a long term cash flowing rental. I have been seeing that East Hill, North Hill, Downtown, Cordova Place, and Pace are all good areas to look at. Anyone have any other advice/tips? I'd love to hear any ones' experiences here!

Milton and Pace have a large number of homes with a low barrier of entry. If you are looking to cater mostly to Military personnel, I would consider some areas off of Blue Angel. They have good access to both bases. The Northwest Pensacola area is also expanding, thanks to Navy Federal Credit Union's HQ campus.
