@John Reynolds, come to our annual 3 day event in San Diego this October.  It will give you a jump start on this business and give you a ton of actionable items to get going.  It's a great event for beginners and high level investors.  Most of the people who have posted above have attended and will be there this year as well, some speaking on stage.  I'm not sure I can post the website here but the event is called Flip Hacking Live.  October 18-20 in San Diego and we are going all out this year! 

That will give you an idea of the community we have and if you think it's a fit for you.  If you send me a PM I will be happy to combine a ticket or two along with a HFF membership or vice versa.  To answer the access question, we have an annual membership and a lifetime membership.   

I run the fulfillment side of the group now and although I didn't join HFF I was lucky enough to join the 7 Figure Flipping group when it just started as just a member.  I attribute my success to this community and now give back as a coach to all the HFHQ groups.  

I was doing one flip a year before joining 7FF in 2016 and my company will do over $2.5M in gross profit this year.  I can't wait to talk more about how I got there on stage this October in San Diego.  

One more point about this group of people, at the first live event in 2016, the community raised over $35k to donate to the Children's Heart Foundation in the name of my unborn son who had a heart defect.  Such a giving group of people and I'm proud to be a part of this community!

What zip codes are they in? Especially the first one, if it’s in as good a neighborhood as you say then $750 is too cheap.  how much longer do they have on their leases? 

$500/mo in our area could get you some poor tenants and there are a lot of them! 

If you want to send me a PM I could give you better info knowing more precise locations. I don’t like that you will leave so much of your own cash in the deals. Can you raise the downpayment?
