The reality is you do not have enough money to buy 5 to 10 units. You might want to start with a 2 to 4 unit and live in one of them or save up more money. Searching the archives for an answer. I'm using the DCF Analysis V 6.71 - CCIM Institute to dive deeper into my analysis of a 6-10 unit apt. Numbers 13 and 25 had me stumped and you eluded to those here. What percent should I plan on in my analysis?

It may help to know I'm looking at sub-$300k properties.

Brandon Turner I have the same problem with the app. Crashes going into some posts. Doesn't show all text when a single post is long. Embedded photos are 90% off the screen. 😀

Welcome to BP. Many people on the coast have the same issue and thoughts you do. 

Why does getting into RE and wanting to buy/hold make sense to you? It's hard to do and you want to try doing it from afar?

You will have less luck getting a response from the government than you would a bank. I'd move on and find something else. Maybe keep an eye on it, but remember as an investor, owner occupants will have a leg up on buying the property. I wouldn't waste my time on it
