This guy came to the Oakland Reia a while back. I remember it was inexpensive to kick off the process then it was hands off while he managed the process. He takes a percentage at the end so you know he won't take the job unless it's worth it. http://www.overtaxedproperty.com/ Haven't used him so no personal enforcement.

Either start smaller or partner with existing rehabbers in your market on their projects.  Either way, get your own experience. Then all you need is the money, right now you dont have either and asking others for all of it.

I'm tallying up the numbers still on a major hit I'm taking after an eviction. I planned to post it as soon as I have all the details. I agree sharing failures is as good as success. It shows the reality of RE and yes, much is learned from others failures.

Do glass block, provides security and obscures view, then get one block replaced with a vent hole

Jeff Kehl thank you for the rationale and the percentage. I understand it will vary but wanted a ball park so I have a better idea and can present this to a lender and I look educated.

Welcome Karen. I live out of state, but invest in Michigan. Lots of good opportunities there.  From what I hear, there is  a good market in your area for rentals, Good luck and let us know if you have any questions.

Check your local codes. I have seen instances where at least one tub was required to meet code.
