Invest while still renting??

hello everyone!

My name is Ryan, and I reside in northern San Diego county. We currently rent in an expensive market. I am about as new as can be when it comes to real estate investing (read: hasn't done anything yet). That said, my area is high end and from all the reading and research I've done so far, it seems like investing in another market (interested in buy and hold) may be a good plan? 

I'm interested in it all! Thank you guys in advance.

Hey Ryan! Not everyone agrees with that plan, but it's my favorite and all I've done with my own investing. I live up in LA, so same situation with prices and such. I like out-of-state because the prices are way better, the cash flow is much higher (it doesn't even exist in SoCal), and I actually like not being able to see my properties or be tempted to drive by them all the time. Everyone has different preferences though, but definitely know it can work!
