Door knocking first if you don't have access to any skip tracing services. Make sure you have business cards etc. Thatsthem.com zabasearch.com 411.com are a few free skip tracing websites. LocatePlus.com is my favorite it costs about $99 a month & they're numbers are more accurate than the free stuff.

You can go to Loopnet.com and search for brokers in your area. You can also do a BiggerPockets search for Nebraska Brokers as well.

As an agent I would try to take these owners out to lunch etc. Get to know them & build relationships. 

I'm not sure how the market is in your area, but in Phoenix our market is hot & apartment owners are getting letters left & right lol

Isaac Moore sounds good! Nate T. Most of my leads are code violations & vacants. I used to use TLO but they've gotten to expensive.

driving for dollars & than door knocking is my main strategy as well. 

Most of the leads I come across have the same mailing address as the subject property so locating the owner is the hard part.

Does anyone know of any county assessors that provide you with the owners phone number? I know Cincinnati gives you that info if the owner owns rental properties, but I'm looking for other counties as well.
