I would start off with wholesaling. Start watching YouTube videos, & go to all the real estate meet ups & network

I agree with Doug Watts use your money to find you a wholesale deal for yourself & negotiate some type of creative financing.

Well said Stephen Anderson you can also call all the owners that have rental properties on Craigslist. I would do both though. Why wait for the deal when you can go get the deal!

    Post your ghost ads on Craigslist, you can also contact the other wholesalers who post on Craigslist. Some are buyers & some have buyers
