@Geordy Rostad Yeah I was one those people 5 years ago who started off with the "I'm interested in buying your building" lol waste of time.. I got more hits by just sending out letters to Mom & Pops.

I would see how I can bring value to the owner rather than selling them. Maybe calling an apartment owner & seeing if they would like to hear your strategies on how to increase their income / decreasing expenses... and from there just build rapport..

Honestly, my team just let them know if it's okay if we follow up next month or in 3 months from now & we go based off their response.. If it's a hot lead we try to call every month LOL because in my market a seller can say one thing and than sell the next day. Those sellers are getting pounded with direct mail & calls every week sooo as long as you follow up & they remember you specifically you should be good.

I wish we were doing 2-5 a month. Most of our deals have to go through probate so they take a few months to close. If someone is doing that many deals than they have all the systems in place, working in different markets & spending quite a bit of money on marketing a month. Not to mention good at negotiating. But it’s definitely possible.

property needs a few minor touches the main repairs are the ceilings. Ceilings needs to be vaulted in living room and bedroom upstairs

You know when you drive for dollars you’re looking for properties that look distress, right? Most of these properties have code violations... contact your local code enforcement office and see how you can get a list of these properties or see if it’s available online... these are the best leads hands down! All types of motivation levels in one lead... I love it!

Locateplus is the best in my opinion, it’s much like TLO accept no one has to show up at your house lol you just need an LLC
