Phoenix market for sure! You just gotta get to the seller first before someone else does. We only cold call, letters aren't gonna work in this market.

Yeah most of the rentals are advertised by property managers especially in big cities. Not too many motivated owners are own Craigslist, Zillow etc. Theres definitely deals out there but the investors who pay for leads to be scrubbed from those sites are getting them first. Honestly paying for a skip trace service & getting a good motivated seller list is your best option

I'm thinking about calling for rent ads and seeing if the owner is interested In selling. And Once I figure out which areas were damaged I'll call the absentee owners & see if they plan on selling.
