Good ideas. I would also recommend those strategies to someone who wants to be an agent. You'll get a lot of action, BUT for investors who want to save time & money I would just get a list where the owner is motivated & get a good skip tracing website & hammer out phone calls everyday. You'll save less on expenses & you'll get more deals. If you can't reach the owner or relatives, than you door knock & than you send a letter.. Hopefully you have a team, because it'll be much easier to outsource this than doing it solo.
