The zoning & location would determine that for me. I would reach out to the investors that bought land in that area, as well as the neighbors.

Yeah Craigslist isn't the same anymore. That doesn't mean I would stop posting 9 ads a day in different sections lol If your budget is tight I would just get a hold of a vacant list from the county or a 3rd party website. Skip trace the owners, drive by the home to see if it is vacant & either contact them on on social media or door knock.. of course you can code call too.. but make you sure you scrub the numbers.

yeah 7 days is not enough time, but I would gather up the property details & get some photos. Once you do all that join the real estate Facebook group for that current city & just post your deal.. Or you can google local companies that buy homes in that area & contact them.

Locateplus is another good one, it's much like TLO with the accuracy. It's also easier to set up an account & it's much cheaper.. TLO is good because it gives you more information just too pricey for me lol

Code Violations, Probates, Back Taxes, Vacants, liens etc... Sometimes you may see leads that have all those issues at the same time. Most leads that I see in my county that are late on taxes are vacant and have code violations.. so the more leads you have the better.. I get the best returns from cities where investors are looking to buy at.

Hello,

Could anyone recommend a Fee-Only Fiduciary Financial Advisor in the Phoenix area.

I prefer one who is also a CPA and is knowledgeable of real estate investing.

@May Emery where do you find owners with a low financial stability score? What company provides that type of list?

@George Rodriguez times have definitely changed when it comes to direct mail. You would have to spend lots of money now just to get a good response rate since so many homeowners get tons of letters every week. I wouldn’t give up on probates but I would also add other leads like back taxes, code vios etc

Yeah so if the owner owes $20k in taxes & you both agree on a purchase price of $40k. And you decide to assign your contract to an end buyer for $50k. Once the buyer closes on the property the $20k will come out of the sellers proceeds, you’ll get your $10k fee and the buyer gets the keys. That’s how it’s done here in Arizona with our Title Companies. I know In Georgia all parties meet with a closing attorney though.
