@David To I had hired Real Property Managment solutions in Portland, OR and I paid close to 10k (1000k just to break contract) and they were charging me close to 1000/ month on random repairs as replacing a light, unpolished a tub after I paid them close to 7k to get house move ready and they said it was in great condition.

In addition the tenant had stopped paying them, but starting paying me. The tenant may not be paying because property management.

I had called real property management to discuss and could never talk to the owner Dan Hays and his answer when I broke the contract was that I am a bad landlord and have a bad property.

This is my horror story with property management. 150 would seem nothing to me but wondering if their handling is not helping with tenant not paying.

I knew property management can be bad but didn’t know could be this bad. I hope I had worst case scenario

@Sue K. Good point. Agree there is nothing to gain by a lease.

Hi,

My husband was looking at a property in Wellington, KS. I was looking at population data and I found that the population has decreased by 9% since 2000 in this area.

Does this mean that this by itself doesn’t make it a good place to invest ?

Curious to hear your thoughts especially people who live in the area?

@Henry Clark thank you. Sorry just noticed this somehow. Definitely a lot of room for improvement. Utilities probably less than 1k, but is close to 3k with mortgage and all.

Considering house hack, but do have a 6 and 10 year old.

@Joe Villeneuve wondering how much cash flow is needs to consider something a good deal. I struggle how to account for maintenance and turn over cost.

I am looking at a fourplex that may have about 400 cash flow per month after you deduct all fixed costs except for maintenance and turnover.

It is a nice unit, good area, nice schools and nice layout and all, but assuming not ideal for cash flow.

I general I struggle how to determine if there is a rule of thumb for cash flow. I know the more the better but what is considered the breaking point
