@Mary M. Thank you Mary. I was very discouraged by last management so for now transferring to myself. It was a nightmare. Do you know anyone that you recommend. They hand their own maintenance teams and this particular tenant has a lot of requests and the many requests combined with the inefficient maintenance team killed me on maintenance costs. Also the hourly rate for in house maintenance was $85 plus I pay $45 for maintenance calls that are not complete by them.

Do you know anyone that may be better . Very discouraged by pms right now?

@Shain Ismailovski thank you. They paid for last month but discounted their late fee. Waiting what will happen this upcoming month.

@Sandy Sawyer agree, the kitchen was remodeled nicely before I purchased and may break even assuming no maintenance and assuming will manage myself. Not an ideal rental, but the low interest rate makes it hard for me to sell. I got really low rate because I bought as a residential property and moved my Bank of America and gave me a 0.25 discount on rate for that.

@Stephen J Davis agree, probably no cash flow.

@Will Fraser thank you. Our mortgage is about 2200 including mortgage and insurance. Assume we may rent for 2000-2200, but there will be nothing left to account for maintenance or anything else. It might appreciate and interests is low, but still probably not ideal rental.

I purchase an 1800 square ft and 4 bedroom for about 450k one year ago. Main reason we focused on this area is the schools. Three days after we purchased they announced middle school boundary change and the new middle school will have a much lower rating.

I could now sell this house and hoping break even after the realtor fees. Interest rate is 3% and we had only put 10% down.

Should I sell and purchase another home on the school boundary I intended to be or should I rent this one and purchase another one in the school boundary I wanted or is there any other better option given that I haven’t built much capital and this house will more likely not cash flow.

@Whit B. Is it really 6% including all maintenance and other costs?

I have a property in Beaverton, Oregon that was being managed by a property management and had to end contract and at the same time found that tenant is not paying.

I have not contacted the tenant yet since we are in process of turn over, but feel like it’s one mess after another.

Wondering what I can do if they

continue to not pay. Property management charged me about 10k for no value added repairs and other mismanagement items.

Please provide me tips what I can do if tenant continues to not pay. It’s been a nightmare to say the least.

@Nathan Smith I have an engineering degree and been working as an engineer for last 16 years. I don’t regret getting an engineering degree, but I would not push my kids to get a degree since I do realize there are so many things one can do and one doesn’t need a degree to be successful and in life. Sometimes the degree can get in your way where you feel you have to work in a certain area/field because you have a degree in that area.

@MarieChele Porter I can’t tell you what I am going through with my PM. Just ended contract after two months in. They asked me to install new thermostat as part of move in and I agreed and paid.

This month there was another $200 because installed wrong. The stove was also inspected as part of move on. I got a bill last month for changing a burner and this month and so many others.

My maintenance bill is close to $1000/month after I paid $5000 for move in repairs that they wanted to do to get it move ready
