@Mike McCarthy I agree. They been in there for only three months and was under Real Property Management Solutions and had to get rid of them because they were mismanaging and charging me about $1000 in monthly maintenance for non value added things. They cost me $10k for move in and other and not sure if tenant will be paying.

Being a landlord seems to stink. I have two houses and feel that I am managing 1000 units

Wondering if you all can provide me tips what to do if tenant doesn’t pay or asks for extension (in this case rent is due on the first, but they asked if they can pay on the 5th) but not sure if the will pay at all. Wondering what actions should I take if they don’t pay today. Per contract late fees start on the 6th.

Hi all,

I know we all talk about how important is to save money. My husband has been

challenging me about saving money and he tells me that’s where the ultimate freedom comes from by being a able to live in very little.

He thinks that making more money by default causes more work because one has to manage the assets and money and he thinks the ultimate freedom comes from figuring out a way to live on very little.

Some of the things I started doing that I think are having a significant impact include not going grocery shopping till refrigerator is empty and also plan the cooking so we don’t cook food on top of food and that way manage from a grocery standpoint. Also, purchasing only fruits that are in season seems to help. These items have helped me but in general we have a mortgage for about $2200/month plus other typical bills such as water, electricity, gas, internet that add to at least 3k. We feel that we working ourselves to death just for the sake of paying these high bills.

We feel that we make money for the sake of spending it and wondering if others can share tips as to what they have done to help save money so that this way one doesn’t have to work that much and still feel free from a money standpoint.

@Jason Norton I had hired Real Property Management Solutions in Portland, Oregon and I wish it was 10% .

I paid $7000 to get house move in ready based on recommendation for just minor things and then they were charging me close to $1000/month for minor repairs such as unplugging tub, change burner and random things like that after I paid $7000 move in fee.

On top of that I had to pay $1000 to break contract. The wife and husband that own it (big one) too we’re screaming at me because I told them I would leave a bad review given all this and especially if they done waive the contact break fee.

Dan Hays, the CEO definitely has a great talk, but doesn’t walk the talk and it’s unfortunate that their business is build on conflict of interest in every way from a maintenance, they keep pet rent and he was giving me a whole speech as to why I should have pets.

Anyway, I would not recommend Real Property Management Solutions for those of you in Portland and I think their business is based on ripping their customers off.

Long story short I wish it was 10 or even 20% for me.

Out of the contract but they cost me 10k and not sure if tennant will be paying.

@Bradley Chapple tell me about conflict of interest. My property management I’m Portland was giving me a propaganda about why it is good to allow pets for rental and then they rented to someone with dog and cat and asked for pet rent and they said that they keep it. And then the maintenance-they sent someone multiple trips to clean a bathtub and there is a fee for each trip and of course multiple trips.

So shocked about conflict of interest.

@Anish Tolia agree, sometimes I wonder if stock market is better overall and one has no pain dealing with property management or tenant.

@Forrest Faulconer my oldest starts middle school next year so assuming not much will change till then

@Karen Suarez I would do the same. Would be happy to have someone for 7 years without major damage.

@Forrest Faulconer no, we have to go to the new school we will be assigned to. Not a choice especially for new upcoming students.
