What to do if tenant not paying

I have a property in Beaverton, Oregon that was being managed by a property management and had to end contract and at the same time found that tenant is not paying.

I have not contacted the tenant yet since we are in process of turn over, but feel like it’s one mess after another.

Wondering what I can do if they

continue to not pay. Property management charged me about 10k for no value added repairs and other mismanagement items.

Please provide me tips what I can do if tenant continues to not pay. It’s been a nightmare to say the least.

This link connects to Oregon's COVID-19 Eviction Moratorium rules. Check to see what limitations are still in affect. If you are legally able to, begin the eviction process for this tenant. If not, try the cash for keys method. You can also try speaking with the tenant to see if they are willing to agree to a deferred payment plan.
