Wayne Brooks But, if the bank has the property already listed up for an auction date, how do I go about putting in an offer and them taking it off the auction block? I’ve bought properties at auction but I want to submit offer before auction for some some properties i’m interested in. I thought once it went to auction there is no way to submit an offer to the bank or listing agent. Could you possibly explain the process to me I would appreciate it a lot.

Well you want it to be your last option. The option when the tenants become more aggressive and once seeing an eviction won’t leave and cause more damage. I have had to do it in two separate instances. Basically the landlord (you or I) convince a tenant to vacate our property in exchange for an agreed upon sum of money. Suggest you will pay for the deposit for a new apartment, or moving costs, maybe first and last months rent in new apartment. I know it sounds horrible we actually have to pay a tenant to leave our home. But sometimes the amount of damage will be less by just paying for them to get out rather then them costing you more by staying. It’s an option if you see them not wanting to leave and becoming more destructive. Also, ask to speak with them to go over lease agreement with them again. If that doesn’t work, start to get tough and demand this behavior stop. remember this is our business and our money we are losing daily by their activities, they are taking from your business the more damage they do. Its common in situations where tenants can no longer afford the rent or are damaging the property to the point it’s costing you money for them to live there.

Also google the “tenant landlord handbook for New Jersey.” I can reiterate every word in the NY handbook. It’s every law within your state. It’s best you know this as a landlord. Best of luck.

All depends on your lease and I’m assuming at this point they have breached lease. Hence, you being able to start the eviction process. But remember if they are this outrageous already wait till they get an eviction notice. Sometimes cash for keys is the best remedy with unruly and disrespectful tenants. Remember landlords have no rights when it comes to tenants. They can demolish your house and not have to pay. Dollar in the end. Cash for keys!!

Although I’d admire your due diligence, and your passion and go getter attitude. But be careful of over indulging that’s when you make rash decisions at an auction you may regret in the end. Again, stay low in numbers and observe.

Your in over your head with that many properties, I have been to numerous Philly auctions and there is a sea of people who will just outbid you to the point it’s not even a deal. 30 properties is not feasible and chances are half of them won’t even be auctioned that day. Narrow down your list to 10 most 15 and that still being a lot. Also, always go to an auction with no intent to buy so you can see what it’s like. It’s cut throat at the Philly ones. Then you can move on from there. Just my advice. Believe me I learned the hard way!!!
