You may have a chance seeing Trump has filed bankruptcy on a good amount of his RE in his past! If not, Benjamin Moore has a great color called “Dove Wing White” paint your house this color and BAM your in the White House! There’s always hope!

Charles Richardson Charles I just read how you got your job back and now your credit is stating to climb and your ambition is still there. I’m very happy for you, but we all know the old saying it’s not what you know it’s who you know. Again, glad your getting back on your feet but I still don’t understand your motive behind this 96 unit and no other properties. So while getting all the small aspects up and going, start to NETWORK!! I stress that so much, or your just a small fish in Big pond. I’d never deter anyone from a goal that they have, but one thing of concern is WHY are so adamant about this 96 unit building, that’s what I want to know why? If you want it that bad I want to know why? What is it about this building that has pure passion for it? Please explain your reasoning. If money is your motivation for it..then don’t even bother explaining, cause that’s a bogus answer from anyone who thinks this is a get rich industry. I’m just curios as to why this property and why do you have no other ones of interest you didn’t mention. I can name about 12 properties if asked of my interest in RE. I hate to be rude but it’s out of your reach, range, or anything your going to be able to accomplish. Unless you have a really compelling answer for me.....Plus, how long do you think it will wait for you to fund 20 million to buy it? Stop focusing on whatever it is with this 96 unit and start out with multiple places if interest THAT are feasible going by your profile.

I have been in Real Estate for many year as a forward agent turned investor. I have some extra cash flow and want to invest in something other then actual RE. My cousin owns a very successful Construction Company and wants to open a sister company to it in a very good area in need of it. This is where I come in and I will invest a x amount of money silently. Although, I’m taking care of creating a name, business cards, Advertisement, etc. I strongly believe the name of a company is very important it can provide you with more leads or no leads depending on the context. I also believe there is a psychology behind a business name, logo and advertising. I want the name to be creative enough to grasp the interest of our future customers, it has to be memorable enough for them to consider is as their first choice when in need of a contracting service the my competitors provide as well. An unusual and witty business name will always stick in your head just lie a unique business card, logo or even a slogan. Here’s criteria... Last names start with an “R” and a “G”, location would be tri-state areas with many jobs being accepted for travel as well. Large crew all contracting of subs have licenses and insurance, more then fair and low cost with high end quality and estimates always reflect the work needed. of his company and workers are very well known to be some of the top tradesman lining up jobs such at Mercedes dealerships, The Ritz apartment building, county court houses, famous churches, many local business, and all types of residential work needed. He is able to beat any price quoted or bid. My cousin whom is the owner is not greedy, fully hands on with his crew, licensed and legit nor would he ever be looking to price gauge anyone or take advantage. This is why I think he does so well. So he wants this new company to have the same values as his first. Please feel free to give any advice on names and everything for upstarting a business that is very competitive. I hoe to get a lot of advice and criticism good or bad. Bad criticism is always good criticism! Thanks in advance :)

Joe Nagle so your saying if I see it as an auction still look for it as a foreclosure sale on other sites. Basically it possibly being sold by the agent and set for auction. Interesting! Btw where is Philly do you invest? I have invested on the outskirts of the city for about 2 years, recently sold my last property. It’s a whole different world out there compared to NY, but I sure learned a lot, saw a whole lot and had a love hate relationship with it. But over all loved it more and miss it. Thinking about heading back very soon.

Dennis M. Have you ever had a destructive tenant that had more rights to your property then you do? Maybe in NY its different but the lawsuit we are up against by handling anything on our own can land us with harassment charges and huge fines and even jail time if we lose our temper which is very easy. Tenants and even squatters have more rights then landlords do. Although, I do totally agree that this shouldn’t even be a question this behavior without a doubt should have defiantly been handled the second one even tiny term of the lease was breached. You let tenants get away with one contingency of the lease then that would automatically make it null, you really are the only one to blame. Never ever ever give them control over your home, this is your business. If you owned a pizzeria would you let a group or even one rowdy person coming and grab a slice of pizza everyday and walk out and not say anything. If so, this isn’t the right business. Protect what yours!!! So, again I’m not sure who has had to evict an unruly and spiteful tenant, but unfortunately I have. I have went down both paths and all I can say is you save a lot more money offering cash for keys then filing an eviction through the courts. Plus!! As the owner/landlord you save your property from becoming even more in distress and damaged by just getting rid of them then having to wait months for the sheriff to show up. It took one of my properties in Philly 8 months on a waiting list for the sheriff to finally come and evict this mentally unstable tenant I had. She literally ripped out my water meter says before eviction, leaving us with a waterfall gushing out out of our basement wall and days to clean up. There’s no telling what a tenant will do. Idc what there credit score is or how nice they seem. Eventually you will have the ones you never saw coming and see there true colors once they become comfortable or when it’s fine for you to even ask them nicely to move. Basically, Always have the upper hand once you lose that, you lose all respect and control, you lose that great tenant with the so called great credit score, leases are imperative and have to be very diligently written and spelt out to a T! But. Sadly many degenerate tenants could care less about a lease or your eviction papers and being served or even care about the sherif coming. Also, don’t be fooled they know their rights prob better then most landlords would even believe. Cash for keys is the last resort before court ordered eviction defiantly in my opinion!

Joe Norman thanks I’m going to try, it can’t hurt. Idk why I had this preconceived notion once listed as any sort of auction then private offers are no longer permitted.
