Tenants abusing and breaking property

My tenants have been in the property for two months and have caused problems since day one. Every week they are breaking something or complaining about something, I want to tell them to leave and even give them their security deposit back they are that bad but I legally don't want to get in trouble here. Any options that I can do to get them to get their act together or suggest they leave? property is in NJ

Also google the “tenant landlord handbook for New Jersey.”

I can reiterate every word in the NY handbook. It’s every law within your state. It’s best you know this as a landlord. Best of luck.
