Mary Jay Don’t let the fear of what could happen, make nothing happen. Fear Is just an emotion like being sad or happy, fear is not real it’s a product of your own thoughts, fear is a choice not a danger. I don’t know your situation, but makes me sad to hear you say you know where you could have been but never will know cause you allowed fear to hold you back. I bet if you still tried and no matter how old you are or how settled you are, there’s always enough time and I believe you would and still could be amazing at something you should work hard to get. The smallest step in the right direction could be the biggest step of your life..Give yourself more credit than you are, anybody can do it!

Also, yes money is nice but for me it’s was much more then that it’s a challenge, it’s a game to fight to the end, it’s competitive and having full control. It’s a love and most importantly an interest that not many people have. I think RE always and deals and search the web, network all day everyday. That’s what I love, the money will always be there in any job, but will that person be happy at there job and most likely their there to like most of society’s norms and that to get a paycheck...that’s not me so much me. Passion before the money. The money is an added bonus. :)

Nothing stopped us!!! We made it!!! Read all of our stories some are horrifying some are perfect (which I find a bit hard to fathom). There was a point after I bought my forth property, I realized I got a little. bit over my head and went on a RE spree. It was a rush almost like a high to finally not be the one making someone else rich while they slept, but it was finally my turn to sleep in peace and have others make me money now. Passion is the number one key. If you don’t have RE blood or passion in ya then ya just don’t got it! Was it easy? Omg NOWAY. I remember a month or two after again the forth home I was drop down broke. I invested a lot of money and I was so consumed with tenants, contractors, lawyers, agents, etc. that I never factored in my daily wellbeing. I was eating pb@j sandwiches everyday because in my mind I couldn’t dare do laminate I had to have granite, god for bid a tile was laid slightly crooked, I’d rip it all up. But like life it worked itself out, I calmed down and learned to enjoy and embarrass this passion and it finally fell into place. Every property I buy or even look at now or even just like gives me butterfly’s and the best nervous feeling I ever felt. It’s a dream come true every time I’m successful and it’s a dream come true every time I fail. If I never failed I would never succeed!

There is a stigma when it comes to casinos invading a specific city or town. But the reality is, it will never go so low that you feel like your living in Atlantic City. Btw, I enjoy this particular casino, it’s classy, great arrangement in terms of its casino floor and hotel, it’s properly supervised and attended on by the security and employees. I spoke with one of the hosts for high rollers. She told me they are looking to hire a couple more thousand employees, they haven’t even fully opened the entire casino and higher level restaurants are being built. It’s bringing in a good crowd which is always a plus!

Portchester?!?! No thank you! I would suggest many other towns in westchester, even Rockland over Portchester any day. Just my personal opinion. I go to the Home Depot there and jump back on the highway when I’m done. Not due to the demographics,but due to the lack of energy and it’s lack of potential on many issues,it’s just not a place anyone I know would it be on the top of their list or even on their list. I grew up in westchester my entire life, and again many other towns before portchester would be my opinion.

Amar with all due respect, I’m not sure if you quite understand how you are representing yourself as a professional RE agent in a professional environment. This not only goes for your fellow colleagues, but your broker especially. I’m sure your broker is not the happiest broker when one of his agents on a very rare occasion is more concerned about their immediate request for their commission rather then getting deals done and multiple ones at that. Perhaps, some concern and appreciation for the family moving into their new home. Better yet, instead of concentrating on this commission perhaps spend more energy working on your next sale or existing ones. I personally think you are worrying to much about getting paid and unfortunately letting other opportunities to make more money just pass you buy. You will 100% get paid, it doesn’t happen over night. I remember waiting 3-4 months to get a check, but never stopped me once to keep going and getting more leads. There is no need to stress you will get your commission, I’m just afraid your intentions are a little bit misconstrued here. Work, work, work then the money will always come even if it’s a month or two later then expected, be grateful you are making a commission at all, it’s not easy, it’s cut throat and competing against other agents and getting sales should be your main concern. Also, just show some patients. Just some friendly advice you are coming off to strong and some what aggressive to your broker and the office, cause everyone knows the office finds out everything. Just chill, calm down and you will get what’s rightfully yours. This is the game of monopoly, no one said it would be this simple or you will collect $200 for passing go that easy. Yes it maybe in writing but let the ink dry and you will earn. But your broker “the jailer” I’m sure isn’t in his glory with all of this talk about commission when you and everybody should be concentrating on selling, producing, networking and yes of course making a valid commission. Please don’t take offense to This, but greed only gets you so far, and yes I understand it’s in writing but again let the ink dry on the Agreement before demanding commission on a home that hasn’t even closed yet. Hope al works out for you.

Only during/after the closing does the agent and broker get paid. I was a NYS RE agent years ago and I have never yet to see anything different. Now as an investor I rarely use agents, but when I have to it’s been the same, all checks get cut at closing table. I could be wrong, just my experience.

Ron S. Wayne Brooks ok so please excuse the misunderstanding. The buyer has put himself in tax foreclosure and it’s been a mess since then. Verbatim from Mortgage Agreement... The mortgagee may declare the full amount of the debt to be owed and payable immediately for any default the following defaults are: -The agreement states that if mortgagor fails and defaults to make Payment required by Bond or Note or mortgage within 15 days of due date Failure to keep Any of the promises and agreements (which their was non of the above, he doesn’t even answer our calls) within a reasonable time stated. So now, with this type of situation. He’s in tax foreclosure has till may 30th to pay $21,000 which he has no intentions on doing. What would be the next best step. If it goes to auction and taxes aren’t paid I lose the mortgage we initially agreed on. I may pay the $21,000 then start the default process. Idk!! I thought I seen and been through it all but this is very intricate, especially in respect to holding the note for him. Any chance, there’s a loop hole I can regain ownership? Thanks any info would help!

Hello BP, I have a home that the buyer, whom I am holding a note for as well as him having a mortgage with Citibank. He’s late consistently sends his check about a month sometimes even two months late. But he is fully paid up on all of his payments. My question is I want to start the foreclosure process against him but if he doesn’t owe money and is just in default due to late payments which is grounds for starting the foreclosure process, what exactly is the process that takes place when no money is owed?
