Post: Construction Books ?

My method was watching, learning, and observing experienced friends and family growing up even till now working on anything and everything Construction related. This ranged from the use of tools such as a drill to screw a couple screws in a cabinet to installing new pipes throughout an entire house. There’s no better way to learn about construction then seeing it with your own eyes and doing it with your own hands...the the do’s and don’ts and what could go terribly wrong or pleasantly right by being their hands on to experience and learn I believe is better then any book. My personal opinion. Although, I have to say YouTube videos is a great source to learn a ton about building and remolding.

Great job! I had a tenant once that had a leak in his toilet, water was coming from underneath the toilet,a light amount but consistently all day and night. The tenants neglected to tell me this for 3 weeks and would through a towel over it to keep his feet from getting wet. He nonchalantly mentioned to me one day over the phone he thinks the toilet bowl has a very small drip. Well, cut to me walking into the apartment and my 3 days of laying brand new wooded floor job had beveled so badly from the 3 weeks of water leaking destroyed my entire apartment. Ill never forget, it literally looked like an anaconda slid its way underneath the wooden floors from the bedroom next to bathroom through 3 rooms to the front door it beveled so bad, never seen anything or anyone like I dealt with in this situation before. Needless to say he was removed from the property in a matter of a 5 days due to “contamination of sewage.” This was a fully gutted brand new apartment with new Sheetrock walls that had to be cut a couple feet from the now cement floor to prevent black mold and bacteria from growing. Today it’s an all tile apartment with a new toilet!!! Thank you, YouTube and google for helping me through the 2 months rebuilding and finding a new tenant. So I feel your pain and pride at the same time. :)

No need to have a RE license to invest. The only upside would be the experience gained from working as an agent prior to investing. Now this is assuming one knows nothing about the RE business or RE in general. But, you have a contractor by your side you should be fine, learn as you go. Read, lots of research, network, due diligence and lastly google and YouTube become more your best friends when first investing. Good luck and lots of good fortune :)

Hi Michael, I’m an investor in the Bronx, actually it was where my RE investment career began first, and not to mention I grew up in the Bronx. I love the fact you are looking to invest in property and help the redevelopment of areas in the Bronx that are being knocked down. It’s a great start to clean up certain areas. But, I don’t quite understand what you are asking in terms of zoning. R6 and R7-1 are very similar besides for minor height factors, lot sizes and quality housing options. I don’t see how investing in one rather then the other would make a difference in terms of value. I could understand if you were comparing strictly residential to mixed use zoning but value in this case is difficult to determine. It basically comes down to what you are seeking to build. Are you looking for a knock down and build an apartment building, what height and lot size , or looking to buy the land and flip, or a buy knock down and hold? So many factors to determine. The difference between these two zoning regulations differ mainly due to the the height of the structure and its lot size, Parking spots allocated per area, and quality. I would only assume the bigger the better profit. But that still doesn’t mean the best profit, so many other factors come the value of a property based on zoning regulations. For example, location, Demographics, *Market value*, Prices of lot/property/land, etc. I believe the only reason zoning and value would even be a thought to consider when buying property or land is if again, you want mixed use such as store fronts with apartments vs. single/multi family. R6 and R7-1 zoning differ mainly in R6 Height Factor Regulations, R6 districts recommend small apartment buildings on small zoning lots and, on larger lots, tall, narrow buildings that are set back from the street. Also a vast range from small homes, row houses to large scaled buildings. R7-1 deals with lower buildings with higher lot coverage and more parking space. Please excuse me if I did misunderstand your question on value and zoning. In my opinion R6 vs R7-1 value is totally irrelevant and extremely hard to decipher when looking to purchase and build property. Again, other major factors take precedence such as, market value, location, demographics, rental income, rental neighborhood?, etc. For example, it’s like building a 13 story building in country club. It would never happen unless its over looking the water which is already established, there’s not much of a market for you to have tenants and renters to live there, it’s an upscale neighbor rare for apartment building to be built, prices are highest in the Bronx right next to Riverdale and the demographics. The zoning rules in this scenario would be irrelevant in terms of value. What areas in the Bronx are you looking to invest in?

Jason lee Thank you Jason! also, In no way do I have a vested interest in this contractor, no relation, not a former friend of any kind, I didn’t meet him till he came for my first estimate about 2 years ago. I actually happen to find his business card one day in a buddy’s house who had work done also. I have 2 properties in Howard Beach, Queens and 1 in the Bronx as well as Westchester County. He would even travel to Philly for me sometimes if I had an emergency with a rental. The work he has done for me ranged from painting entire interior and exterior of home (his father owns a painting company), venetian plaster, skim coating, taping, installing appliances, etc. Basically, 2 of my properties were TOTAL GUT JOBS!! Jimmy did everything from start to finish besides for the landscaping, but he has workers who can do that also. But I also do my own landscaping. Please feel free to refer him. He travels to all boroughs and has a great team of guys working with him. Stand up guy and deserved a good shout out for anyone who needs an estimate or great contractor.
