@Erik Baumer You actually hired a very competent "con man". This guy new exactly what he was doing and how to do it flawlessly. I Love the way you described many of the corrupt contractors alLaround. “Competent con man.” Im gonna use that one, loo not literally for work, but in conversation. I’ve dealt with too many competent con man!

@Lamont Marable first mistake “cheaper!” cheaper generally means “get ready to pay twIce as much as you would of wIth the better, although, a bIt more expensIve . Quality vs. quantity sometimes makes a huge difference to your rehab and your wallet in a Unfortunately negatIve way . Been their myself, great lesson learned! It’s a random hypothetical question to ask unless you are in that situation, which many of us have been.

@Miranda Simon failure and disappointment Is Inevitably going to be one maIn reason you ask yourself “what the hell was I thInkIng, Im goIng back to my old job.“ But the reality Is you never go back! Also, remember that failure and disappointment is the main reason you will never want to leave Real Estate. You will learn so much from minor and major failures and possIbly many many unforeseen and unpredIctable malfunctIons across the board and on your punch lIst. This is what you call motivation and your ImagInary creation with no changes in your destination, cause you know it’s not going to be easy but you got the strong will to keep going till you reach goal after goal.

@Jennifer Marshall The kItchen Is generaly the most important, not to the mention most popular room in a home. I believe granite is a must when rehabbing. You should work it into your budget as a must have and skimp on other stuff not as noticeable. Many granite yards have left over pieces called Rembrandts that you can get for a very reasonable cost.

@Ross Marshall I think your going to the extremes with this one. In regard to approval or disapproval of a potential tenant this Is being a little to intrusive asking for a urine test from a potential tenant. I have never heard of such a request from a landlord. I understand you want to protect your Investment but, heres a lIttle insider fact... sober tenants could burn you just as bad, if not worse! Also, many people are prescribed controlled substances for AanxIrty, PTSD, pain management, etc. So, for instance opioids or opiates shows up in theIr drug test, how do you plan on possibly addressing that? Because, It’s against all HIPA laws to try and obtaIn/ ask someone for their medical records/history. The legalItIes behInd your request may cause you more trouble then a tenant on “drugs.“ StIck wIth beIng a landlord and not a parole offIcer.
@Brooklyn R. The Bronx Is next or actially NOW! It’s basically the untouched borough. Never have had many investors like other boroughs Manhattan, Queens and Brooklyn have had . But, now we are seeing a big Influx of the “typical” Brooklyn investors who come in and just are eatIng up property after property. The market is soaring upwards right now. Homes in the south Bronx in areas I wouldn’t generally care for are up for sale doubled in price since last year. I have property in the Bronx and Actually have a closing next week. My profit triple in just 4 years of a buy and hold. I would never have got the offer or sold for what I did last year like I did this year.

Jim Adrian Wow, I thought my leases were detailed and lengthy. But I found my match. I LOVE the "Condition of Property Assessments" which includes a price break down for damages and cleanliness. This is perfect for landlord interpretation of broom clean vs. tenants interpretation of broom clean, as well as a clear and established pre-cost list if damages do occur. No hidden fees or small print! I’d love to see one of your lease templates, I admire your diligence and perfectly spelt out expectations from your tenants occupying your properties.

Consider yourself lucky if that’s all that needs to be done. I have had water meters ripped out of walls, copper pipes stolen, spray painted smiley faces on walls. I understand you expect the property to be exactly to your standards from when they moved in, but you have to draw a line at some point. You can not nitpick at small holes, painting, etc some things just aren’t worth the battle. If they were great tenants to you, in return be a great landlord to them and let the small stuff go.
