Hey @Brett Sheeran and welcome to the community! Seconding what @Max Wilhite said, Multi-Family is a great way to get started. And if you can't find any multi-family that pencil out, sometimes you can find some hidden gems through ADU's on the property or a nice walk-out basement, etc. Of course just make sure to check with the town zoning laws on ADU's etc.

Welcome to BP @Colleen Sutherland ! I have some out of state Airbnb's and having people you know, like, and trust there is huge so that is great that you are originally from Ohio so hopefully you can find some good connections there. Reliable Cleaners will make or break your success with short-term rentals, so that is a must. Secondly a reliable handyperson will be very important. If you can find those two with a desirable property and location you should be ok. It is a huge plus if you can be near business areas or hospitals so you can always pivot to mid-term rentals if the short-term rental becomes too much hands on work or you can even use short-term rents in between mid-term stays
