Hey @Brad Pierce I use Rent Redi for managing tenants, collecting rent, sending reminders, scheduling work orders with contractors, etc. 

I use Stessa for accounting, I love it, it links right to my bank account/credit card accounts and I can assign purchases to different properties and units of the property for multi-unit properties and at the end of the year I have a simple report to give my tax professional

I have some STR's in South Western PA. We have been getting great results with using them as MTR's as well. If you are near any industries or Hospitals it may be worth looking into MTR's as well!

Welcome @Jeremy H Barton ! I am sure working for the Home Vestors Franchise gave you a lot of tools/skills on getting undervalued properties. Best of luck on your continued journey, HELOCS can be a great tool to utilize untapped equity in a house. It is much easier to find HELOCS for your primary residence, but some lenders will do a HELOC on a investment property as well

Congrats on getting started Kyle! Either way you will do way. It is a matter of getting out of your comfort zone a little bit but not so much that you will burn out or lose sleep. If you can raise money without stressing out completely, than go for it. If you would prefer to do it on your own than that is fine too and you will just have to grind it out and save like crazy but it will be worth it. I'd be happy to show you around the calculators, I have seen people use the calculator results to bring to meetups and try to raise funds that way

I recently flew to hawaii from AMEX Platinum Points but it was just because I did the opening card promotion minimum amount and got a ton of points. I just recently started building business credit though so I can learn more about credit stacking but at the same time do it in my business name so it does not affect my personal credit. I've seen were people can turn their credit cards to cash through different systems if you have any recommendations for that. I believe most places charge a 3 percent fee or more
