Honestly, just talking to people (primarily listening) has been the most beneficial. People really like to tell their stories and you can learn a lot. Horror stories are great so that you don't repeat someone else's mistakes, so long at you don't let it discourage you. I'd really suggest that you join a local REIA - yes, it's not as fun or useful doing COVID, but older seasoned members (i.e. boomers) have a lot to offer and they really enjoy having a captive audience. Similarly, I'd suggest connecting with like-minded people of BP - lot of very nice and generous people in this community. Good luck and I hope you're first deal goes fabulously.

That's a really good question Eason.  I'd have to go with the wide-blanket cop-out answer of "surprises".  Inspectors missing expensive things that cost investors more is really frustrating.  Incompetent title company messing up paperwork is maddening, but I don't think it's as common as my prior example.  I feel the pulse that a lot of investors are frustrated by being beat out by home low down primary residence buyers that are willing to overpay because interest rates are historically low.  The important thing is to not let these frustrations discourage you from buying a home; in the long run things tends to work out if you don't over-extend yourself and keep a level head.  Good luck!

This type of post comes up frequently.  The name I've read several times is PenFed Credit Union.  I've not worked with them, but if you haven't already I'd suggest trying them.

I'd really suggest you run forum searches re: "Roofstock" and "turnkey" - a lot of posts with helpful replies. You'll find that you really, really need to be run your own numbers, vet and verify everything, and not depend on the TK Operator. In no way am I trying to discourage you or be negative about the company or the industry of TK. However, I've just read too many posts from first time investors being frustrated with turnkey companies - some of which was unfortunately self-inflicted. I'd also suggest checking out several turn key companies to get a comparison. Turnkey is a broad term and not everyone has the same definition. There's a really good BP Member, name escapes me, that runs a turnkey company that feels that Roofstock isn't really a turnkey company, just an off-market alternative to the MLS. @Scott Wolf All good and actually thank you. I can see how what I wrote could be read counter to my intention - gotta proof read better. Glad we cleared this up and I didn't give more people the wrong impression. Apologies to the OP/Tina, not trying to hijack your post. I'd suggest reaching out locally the REIAs in your area and asking for referrals - you'd still have to vet, but it's a good starting point. @Lane Kawaoka invests in syndications and is many times more the expert than me - suggest reaching out to him. @Scott Wolf Integrity was the criteria of the OP, only meant to wish her good luck. I regret that my reply gave the wrong/negative impression about syndications - like anything else just requires vetting. My apologies to any syndicators.

@Garrett Pickering There are deals to uncover even if a market is a sellers market. Big state, the cities I follow are very much sellers markets. Harder doesn't mean impossible. Good luck.
