@Yash Desai don't be afraid to ask a LOT of questions and verify EVERYTHING. Don't just go with the lender, insurer or property manager refers you too. Do the leg work, even turnkey requires leg work. Oh and don't let me discourage you.

@Jordan Placella Yeah there's more than one way to peel a lemon. Do what works for your style and comfort level.

@Julio Morales Get yourself a good lawyer is all I've got. Yes lawyers are expensive, but not fixing this problem quickly will be more expensive. No sense speculating what the law is in your jurisdiction. Thank you for your service to our country and good luck.

I also encourage concerned Idaho landlords to email dricks @  senate.idaho.gov  Brian is looking out for our interests.

If the email address doesn't come out please feel free to PM me and I'll send you the email address.

Sorry to hear this.  The guy to talk to is Joe Villeneuve, extremely prolific BP Contributor and creator of the RECAPS SYSTEM.  Pretty sure (but I'm not an expert in the least) that Joe Villeneuve, and others, are gonna say cut your losses and make sure the next deal is a good deal, and reinvest and treat as expensive lesson learned.  GOOD LUCK!

Do you have any friends/family as boots in the ground in any of these cities, or nearby cities?  I'd suggest you start contacting investor-friendly realtors (that's a whole conversation topic in and of itself) in each market to get a feel for which city suits your style/needs best.  All the macro numbers in the world are well and good, but it's the Team that you select that will determine your success.  I'd rather have a great team in an ok market, than an bad team in a great market.  Either way, good luck and best wishes.
