@Caitlyn Richardson speak with your colleagues such as CPAs. Ideally you can be introduced to a successful real estate investor that would want to trade mentoring you in commercial real estate in exchange for you mentoring them about bitcoin/stocks/etc. There are people who've been laser focused and successful in REI who want to diversify now that wealth preservation may be more important than wealth accumulation at the stage of their life

@Phil LoCicero Good questions you ask. In my local market too many Mom and Pops are gonna go under. Hawaii is extremely tourist dependent and very tenant friendly. It's sad that small-time landlords are sometimes made out to be the bad guy. The problem is where else are you gonna put your money? Most people are scared of a stock market crash and this administration raising both capital gains and dividend taxes. Bond yields are really low. People are scared of municipal bonds, valid concerns about solvency of many state/city governments and their fiscal mismanagement (both pre and post covid). Personally I'm lowering my cap rate target in favor of higher credit quality tenants - it's more than laziness, I can't afford excess vacancy and turnover. I would argue that you have more control in REI than in the stock market and bond market. Regardless, I sympathize personally with your unease as a fellow investor.

@Andrew Curro I'd argue that Colorado is already a destination. Many cities would be considered hybrid right now as high prices in Denver are spreading to Fort Collins and Colorado Springs. MAYBE Grand Junction, Greeley or Pueblo, but I'm not very familiar with those markets. I'd suggest reaching out to @Colin Smith - great guy and very generous in speaking with new Colorado investors.

Not trying to discourage you at all - love Texas Economy, but I suggest that make sure to account for property taxes (Texas is quite high) when estimating cash flow. Interview multiple Realtors, do not go with first referral. Most realtors sell homes, you'll want an Investor Friendly Realtor - someone that owns investment properties, is familiar with REI Math and is willing to make MANY offers. Hot markets like Austin are highly competitive. Even "home" buyers lose bids. Your realtor will likely need to submit a lot of offers before one gets accepted - some realtors don't want the hassle of dealing with investors. Good luck and Happy New Year.
