Depends on the market.  Where I live 10% is typical, where I invest 8% is common.  Reading through forum, 10% seems most common.  Beware of companies that churn tenants or inflate repair bills for profit.  Good luck!

Best Tenant I ever had was a single old lady.  Kept the place immaculate, paid on time and never complained. Was truly sad when she passed away recently. Was a great tenant.

I'd suggest contactin T&H Realty.  They were very candid, thorough and responsive when I communicated with them as a potential OOS investor.  Didn't end up pursuing a deal with them, but it wasn't about them.  Just my two cents...

more for a house than a condo.  being locked out of option to put panels on a home is a deal breaker for me as a buyer.  panels for my primary residence have already broke even.  did refi recently and it was part of report.  sorry not familiar with current tax incentive situatio.  for us back when we put panels in it was a no-brainer.

In Hawaii solar panels are a big deal.  Some are owned and there's also a variety of leases.  There's a limit on % of solar paneled houses per neighborhood, so having solar panels (and owned) is a big plus.  Just a regional example. 

what city/state?  really need to follow local laws, every jurisdiction differs.  Where I live (Hawaii) it can take a year to remove a squatter - one if the most tenant friendly states in our country.  Wishing you good luck and safety!  

I'm skipping the "where", but my single biggest issue as an out-of-state investor has been finding good property management company.  Had a company that kept having tenant turnover - had to fire them.  Next property manager embezzled a few months rent, terminated that relationship obviously.  finally third property manager had done a great job keeping tenants in and costs down.  Not nailing the selection of a property manager was a bigger issue than city location for me.  Hope that helps.
