My cheap 2 cents: Even during COVID, I'd recommend joining AND ATTENDING your local REIAs. Attendance is really down right now, Zoom certainly not as much fun as in-person, but networking is as important as ever. Also, there's a gazillion youtube and BP Podcasts re: wholesale and BRRR.

@Alissa Luthe Alissa, don't be discouraged, but "best" just opens up circular-loop semantic arguments. Really high cash flow markets involve more risk than some new investors realize that they are taking on - turnover, vacancy, section 8 issues, etc. Many would argue that you'd have to locally manage and roll up sleeves to deal with highest cash flow markets. Best market won't matter if you have bad team: realtor, contract and or property manager - all three can destroy cash flow. In short just do an honest self assessment of risk, commit to not chasing returns blind of risk, and make sure to put as much focus on building the right team as selecting a market. Out of state suckers get burned all too often. Lotta markets with job/population growth that still cash flow well (maybe not great) in the midwest and the south. Best wishes and good luck!

@Axel Meierhoefer I'm not an expert re: syndications, but have you considered? Might be a good passive alternative at the scale you've reached. Either way keep it up and good luck.

That's great Axel, it's nice to hear you're doing well.  I THINK like anything there's an onus on the investor to verify the numbers themselves and selects the right vendor.
