Appreciate it if you all could educate me? I have to admit to looking Lakeland up on a map. Casually familiar with the investment merits of Tampa and Orlando, what's the appeal of Lakeland?

Jeremy, I'd suggest you contact the local REIA(s) in your local area and volunteer to give a presentation on a subject that would be mutually beneficial. With Covid limiting most REIAs to ZOOM vs in-person, we're starved for good content.

Alex, I'd suggest you run a search re: Tennesse in the BP Forum and read through old posts - there's info to glean.  I don't personally invest in TN (yet), but I think out of state investing is the same in every state in at least one regard - you gotta put in the mental sweat equity and start calling up property managers/realtors and ask a lot of questions.  You'll learn where what fits your personal comfort zone.

Please do the work pono, i.e. up to code and don't excessively cut corners.  Locals really hate it unscrupulous investors out here.  Take it with a grain of salt, but construction costs are very expensive in my home state.  As with every state finding  good contractors isn't easy, but it's doable.  Good luck Raymon.

Suggest you contact the applicable state/city/county local Bar Association as they should have an attorney referral service.  

Way to go Eli, smart strategy.  I'd suggest finding off-market deals through your local network, both professionally as a real estate agent and through your personal connections.  You definitely know Maine better than me, but I'm willing to bet you can find a great deal and prosper.  Good luck!

Other than appreciation markets have you considered cash flow markets?   Just wondering if have considered investing in a nearby State, like Washington for instance?  @David Clinton III is a great guy that lives in Couer D'Alene, ID but invests in Spokane, WA.  I'd suggest reaching out to him if that's not too much of a leap for you.
