Many do many do NOT. I get 20 deals a week sent to me, some are great the wholesalers actually knows about the property and have experience in the area, others not so much LOL. I have clowns trying to sell me props in a complete war zone, but say hey the ROI will be 25% net, on paper maybe. Have no idea about the area, no clue how much repairs are needed, if the tenants are paying or not or even if they want to stay. I have some try and sell me my own property, yes my own property. Overall, I would give wholesalers a 5 on a scale of 1- 10.

 This is a fair assessment and "it depends" is a fair answer.

@Amanda Dewyer Great plan Amanda, you're on the right track: eyes wide open and educating yourself. If possible join a local REI Association, can be a really good resource and in your area there should be a lot of veteran out of state investors.

@David A. Ok...not sure what your agenda is but I'm gonna be an optimist and assume it's benevolent. Agreed that investing has risks, kinda obvious that one takes on degrees of risk for returns. You could have a leaking roof right next door and not know in theory. There is no silver bullet - risk proof, completely passive and profitable investment. We vet people, we mitigate risk with insurance and we have to accept that some things are beyond our control. Why several properties in several states MIGHT be a good diversification strategy and one many here on BP use or aspire to.

@Amanda Dewyer Are you an accredited investor? Don't overlook syndications as a possibility. Don't worry I'm no salesman and have no interest in selling you anything. IF you're looking at turnkey I'd just say run the numbers and verify everything, and really research each TK's business model - they are not all the same, there is actually quite a wide range in how they are set up and how it impacts the investor. Let me know IF you want referrals to either strategies and I'll be happy to point you in the direction of folks that I've talked to with good reputations. Alternatively, build your team and buy properties works as well - just really pick the right people. Best wishes and good luck!
