Hey BP..I had to share this story because not only did I think it was unprofessional but also lazy.

So my current insurance agent couldn't quote or write a insurance policy on a property due to the "boundaries" mind you, they cover the property literally right next door. So I contact a few other local agents for quotes. One person called me back to give me his pricing/explanation of a quote but quoted the assessment from Trulia & Zillow, which I thought was very lazy/unprofessional. when he could of taken the same time to check the city's website for an accurate assessment of the property. Needless to say, I didn't secure my policy with him.

I never give out the lockbox code. I try to meet everyone at the same time and speak with them separately.

I have even done a rental open house and have applications on hand.

@Marc Dufour Yes, you would need to get estimates for the repairs so you can deduct from security deposit and clearly document on the invoice, send the tenant a copy & keep a copy of the invoice and a copy of the refunded security check for yourself.

However, you may want to wait until the move out inspection (after all of tenants belonging are removed from the property) to get a clear assessment of all repairs that are needed) . you don't want furniture/furnishing blocking or hiding anything.

I would assume the owner of the property , even though the tenant has sole use of the property.

Standard late fee in my area is 10%, which rent is considered late after the 5th by 5pm (end of business) , late fee is imposed and 5 day pay or quit is delivered on the 6th before noon.

If rent is not paid by the end of business on the date of the pay or quit, I start my eviction paperwork and get a court date.

@DL Martin Commissions are included in the listing price of the property. Which the numbers and expenses you will incur in selling your property can be broken down in CMA (Comparative Market Analysis) regarding the expenses you can expect (closing costs/inspections) to pay out of the sale price of the home and what you would expect to net after all expenses.

You can always try to negotiate for a lower commission, which would be split with the listing agent/selling agent.

Sounds like the property may be too small to have a washer/dryer hookup..I wouldn't force it although it's would be nice for the potential tenant..unless you can use the smaller bedroom as a utility room with the washer/dryer hookup and market it as such.

What would be the difference in rents for a 2 bedroom vs 3 bedroom?

It may be more costly in the long run if you don't have an initial inspection.
