Sounds like you will be fine depending on the price range of the listing appointment. Some people in the higher price range may have higher expectations of your first impression which may require a suit or at least a button up shirt, slacks and shoes.

Based on contracts I have written in the past when I was licensed in VA, the standard contract does not allow for it to be assigned as a wholesalers contract. The sellers agent will review the contract & supporting documents prior to submitting it to the seller for review so they can explain the offer seller correctly. If they are any "loopholes" in the contract, it may just be thrown out. However based on the listing contract the sellers agent may have to present to the seller anyway.

If it's not the standard contract the sellers agent may have to present the offer but advise the seller not to accept or tie up the property with an questionable contract.

Since the furniture is only for staging purposes, have you looked into IKea or Rent A Center or any kind of furniture rental places in your area? You may be able to negotiate a good price for the rental furniture for repeat business with the rental places.

For the master I would do a queen bed and other rooms smaller beds but again not too crowded.

I would replace the locks and bill the tenant and use either my handyman or locksmith, this way you get a key immediately.

Unfortunately, vacant properties are open to theft/vandalism. You really can't do much to deter the thieves but install a security system, motion detection lighting on the front/side and back of the house and even a camera that records the inside/outside of the property. My understanding is many thieves know how to bypass those things.

If you are staying there tonight, just be very careful since they may come back to get other things they may have saw the during the first robbery.

For us, we do ride bys and stop in to check on the vacant property during different times during the day/evening but never at night, so the thieves never know when we will be there, even though lots of times the break ins happens at night, or at least that is what we believe.

I have one section 8 tenant and in my area they don't pay a premium, typically under your asking rent. 3br 1 bath SFH ranch, with washer/dryer hookup and hardwood floors/carpet, we marketed the property for $850 per month, section approved $827.00.

Years ago, New York offered a premium for homeless Veterans on Section 8 program who was in a shelter of $3-$5K based on family size, but not sure if they have that premium in place.

Housing Authority only due diligence is to ensure the applicant is qualified for the Section 8 program based on income and family size. You have to do your do diligence to qualify the tenant for the your rental based on your rental criteria. Check with your local Section 8 office to see if they have Section 8 Landlord Briefing , which would give you some tips on the program and the rules.

Not all section 8 participants have an income form employment, income is usually from another government agency.

I use the basic blinds from Lowes/Home Depot , tenant is responsible for curtains/window treatment
