Even though the owners are local, they do not live at the property, it's another rental property.

I deliver the pay or quit notices to my tenants myself, and sign the bottom of the notice which states such. None of my tenants has said they didn't receive it.

I think the problem with sending it certified with a return receipt is most of the mail which is delivered by the USPS, deliver during the day when most people are at work.

If my tenant doesn't respond to the pay or quit and I go to court to file the paperwork for summons for unlawful detainer, I have to raise my hand and swear that all notices were delivered to the tenant in accordance with the law.

I believe you may have had to submit those requests as contingencies with your offer to purchase the property. Since your offer was already submitted, accepted, and will be closing soon not sure what you can request at this point.

Since the tenants are currently all month to month, based on your closing date, it may not be too late to have the seller give the tenants 30 days notice to move, so when you do close the property is vacant.

I suggest to speak with your Realtor or RE Attorney who is representing you which may the safest way to go.

Thanks everyone for your input/suggestions. After posting this, I emailed my insurance agent and she suggested I send a certified letter with return receipt to the owner and take pictures, which I did today. I also went to the county clerks office, who gave me the contact information for the owners.

I tried to look up the ordinance to quote it in my letter but had no luck with finding it.

Insurance company says if the tree is dead or falls on the house is only when they get involved . Tree falling on the house is which I am trying to avoid since we should be entering hurricane season soon.

Hopefully, the owners who are local will contact me and we can resolve this.

So my tenant calls and tells me, that she thinks the tree in the neighbors yard is damaging my roof because she saw some shingles on the ground in the backyard.

Needless to say, I go over there to check and from the ground I can see the tree branches are actually touching my roof. Since we will be entering hurricane season shortly, I need those branches cut/trimmed to avoid any major mishaps.

I plan on sending a letter to the owner of the neighboring property but should I request permission to cut the branches off of her tree or should I just tell her that I will be cutting the branches?

I would enforce the late fee. If my tenant communicates with me prior to the late date, I would probably waive the late fee.

Exterior would be painted on the warmest day possible for your area. Windows can be done before painting, painting can be done after all the other construction is done and lastly I would do the floors after the paint is done on the walls has dried.

I pick up rent from a few of my tenants who pay cash and give them a receipt and head straight to the bank.

Choose whomever you may be comfortable with, because they all have the same federal laws/regulations which they have to follow.
