@George Katsuras I don't think there is any specific formula when reading about a description about a property. If something peaks your interest in the description and or pictures then you can schedule an appointment to view the actual property.

@Dion DePaoli Actually you are correct..I had it backwards. It is listed as a short sale and my friend is concerned because the loan was recently sold. The property has been listed for about a year with no offers. Her concern is will the new owner/servicer of the loan will foreclose on the property when she is pretty much ready to do a deed in leiu and have plans to vacate the property around March 2014.

Not sure if I am in the correct forum for this post...but here goes:

Does anyone have any experience with Caliber Home Loans who are serviced by LSF8 Master Participation Trust . Initial lender was Beneficial ( listed as a short sale ) but was sold to the above company recently. Any insight would be helpful.

With the tenants track record of late payments, I would probably start the eviction process not sure how long the eviction process is in that area, but you may want to consider getting that started since they are late on the rent and you may be able to get them out on your time frame rather than what works for the tenant. If all goes well with the eviction, that should give you enough time to get them out and get another tenant.

Can you get a letter of satisfaction from the insurance company and submit it to the credit bureau & the courts so at the least it can show up as paid?

We had a issue in our area where tenants were paying the rent- dropping it off in a drop box at the property managers office and they were being fished out by thieves.

For me personally that would be a hard call because there is no proof that the money order was made out to the PM to pay the rent.

I would send a letter to all tenants reminding them of the common courtesy of the neighbors and noise - reference the section of your lease if that's in your lease as well as notifying them of the new hours to the laundry once you decide on a resolution.

I would look into a timed door lock which locks automatically at a certain time and unlocks at a certain time. Although it may be expensive, it may be worth it in the long run for your current/future tenants.

Personally, I do all my laundry at night or the early hours of the morning.
