Craigslist works well for me, in some markets you can pay a Flat Fee for the MLS listing of your rental, but you will be responsible for all showings/credit check/verifications. Although I don't get as much traffic as craigslist, I have also used Zillow and Trulia in the past. In your ad you want great pictures, description of the property and your requirements ( application fee, credit check)

My suggestion would be to rent for 1 year as roommates to see if you both mesh well regarding paying bills, cleanliness, habits and things like that, since you really don't know someone until you live with them . If all works out after a year..then you may want to move forward with the rent to own option.

Maybe your rental criteria is too strict? I mean in this economy you have many people that have may be credit challenged, but have the income to pay the rent also when marketing your property, make mention of the highlights of the property whether it may be location or a specific feature include your rental criteria, and ask questions (ex: When did you need to move? Why are you moving?) when you are contacted prior to showing the property, during the initial conversation, you can try to weed out the "lookers" versus a "prospective renter/tenant" . You may want to offer a rental special such as $100 off security deposit for this month move in, waive the application fee.
