@Martin Bastida Hi Martin! I recommend opening the line of communication with the title company and requesting that all three of you are CC'ed in email exchanges and so forth.

@JR M. That is correct. Some times they sell right then and sometimes they reach out later on down the line and sell.

@Bruce Schechter I have title companies I prefer working with just because I've been through the closing process with them and they were quick and I know exactly what to expect. BUT I do think you should verify the company first.

@Bruce Schechter I would contact the title company personally and find out if they are legitimate. If they are then you shouldn't worry. Title/Escrow companies legally have to be a natural party and normally in their closing documents, they prepare they should have that stated somewhere. So if you send them the deed but the buyer never sends them the funds they will never record your deed.

@Chrisna Ouk Is this person trying to sell their home or did you reach out to them asking if you can purchase their home? If they have their home for sale but have no actual interest in selling I would simply ask why?  If you reached out to them than you would just have to move on.

@Account Closed I am a little confused do you have a single buyer or 5 people buying? As for the agent, I would drop him or her. Straight up you would still need to close with an escrow and title company. So there is the closing fees on top of the commission for the agent. If you have a title company you worked with to buy the property, I would straight up call them and ask if they can help you with the closing. As much as escrow and title companies drive me crazy with their lame rules I trust them. Since they have to remain neutral. You can always use a lawyer it will just cost more but they are quicker.
