Hi Michael, this is a great question! Boots on the ground are super important when purchasing properties with a building on them, you will want to choose someone who you can trust. Coming from a girl living in LA, it's almost impossible to find someone like that these days. That said, you might want to start somewhere you have family, close friends,  and or you can visit often. You also can send out letters with site unseen offers, so that your less dependent on the BOG. Please feel free to message me with any questions you have!

Hi Nikita! I send out bulk mailers to out-of-state land and homeowners, you can get the data from places like Real Quest or my personal favorite Data Tree. The letters all have a PA attached to them, which makes my process a lot easier.

 Hi Jon! As soon as you accept my request I will send you the letter template. I use a bulk mailing company that does the merges for me. All I have to do is provide them with the data and ask them to use their letter template then double-check the letters before they mail it out. :)

Nothing is better than being ur own lead generator with all the data resources we have at our fingertips. We are wholesalers of many types of properties, and one of the reasons it is so great is because we can do it from literally anywhere, we don't have to be where we are looking to buy. We are direct mail acquisition machines all without leaving our office (or home, or wherever we happen to be that day - haha). We pull assessor data from a direct link of the type of properties in the areas we want and send ALL the property owners an offer. (Not only out of state or tax delinquent.) We scrub the list to remove things like: properties with a mortgage, duplicates, etc. and spend a tremendous amount of time on pricing, because although these offers may be a lot less than retail, they are not out of the question. We explain in our offer letter to sellers that we are serious investors, we are not agents/brokers, we pay cash, and are prepared to close in as soon as x number days. Then we wait for the motivated sellers to call us - and believe me they do. It works amazingly well, and it is how we get there first. Knocking on doors (aka "driving for dollars") is an outdated way of doing this. We now have DATA and computers and direct mail making our lives easier and our time more lucrative.
