@Fredrick Lewis, I dont know about the county sites but I use DataTree for pulling up liens and foreclosures. I hope that helps!

@Eric Burns, Hi Eric! I use direct mailing and I send a two-page letter, the first page being the letter and the second page is the PA with the offer price. As for marketing, I send out neighbor letters and market online.

@Kyle Hines I don't mean to sound like a downer but I was not a fan of driving dollars. It took to much time and yielded little to no benefit to me. That's why I switched to bulk mailers.

Just as these gentlemen stated the wholesalers themselves are the problem, but then I get I think people ruin most things haha. Transparency really makes your job easier and has things move quicker. I buy and sell land and when the person calls me back asking what I will do with the property I tell them. I think most people in any form of sales feel like they need to please everyone to get every sale and the easiest way to please someone is to tell them what they want to hear.

@Michael Craig In California if the person is not on the lease you do not need to accommodate them or their emotional support animal because they are guests unless the tenant and the guest come to you and let you know they will be staying for an X amount of days and here is their documents for the ESA. Emotional support animals, need to provide you with sufficient documentation that the animal is actually prescribed by a medical professional.

We used to let tenants pay in advanced and it worked out great for most. Then we had a few tenants at a luxury apartment who paid in advance but we had to send them a 60 notice or evict them for other reasons. The process to get them out was much more difficult because we were accepting their rent in advance.  Since that we would only let the members pay one month in advance if they paid online.
