Is the contract you want the sellers to sign a contract to open escrow?  If so you can definitely send them the contract via DocuSign you'll just need their email.

@Arcinio Arauz I am so sorry for your frustrations. If you have a contract signed with this agent then it might be hard to just fire her, but if she's not under contract with you then you don't need to work with her or an agent at all.

@Matthew Foreman Bulk Mailers is definitely the way to go, that's how most wholesalers like myself find our deals. I will send you the letter template we use for SFR's that you can customize and the company I use in a message.

@Timothy Stromberg Your definitely on the right track! BP is a great place to network as well as FB groups. I would start by getting involved in any networking virtual event the market you are looking to be and from there you will cross paths with someone who's either done what you are doing now or is in the same line of business.

Best of Luck!!

@Austin Snow We did a lease break or a pay rent until occupied. If her company is willing to pay they might just go for the lease break. :)

@Brittany Mineard I definitely recommend just sending out mailers and make sure you're ready to answer the phone for off the market deals. :)

@Barry Stegall I have had great success with flipping land quickly, I never tried holding it.
