These are great tips and I appreciate the dialogue. I literally just got a lead for two MHs offered by the same seller. The first MH is a total loss resulting from Hurricane Matthew--it's barely scrap and she wants to give it to me free...
The second MH is a 1992 Champion Titan 12x60 that looks fair from the outside and decent inside. The seller bought it from the park owner for $5k and the park owner offered to buy it back from her for $2k--which the seller balked at. I paid for a NADA pricing estimate and am digging through that now. It states that the MH is worth approx. $4k and also provides a value of $7k when factoring in all the "upgrades". The seller talked herself down from $5K to $3000-3500 without me asking or saying a word-just let her negotitate avaind teee
Not knowing the value of these MHs makes creating an offer tough. I may just go the easy route and low-ball and see what interest I get in return. Thanks for expanding my knowledge, yet I still have a ton to learn!
