Richard Weis I recommend reading Michael Blank's content on the BP blog. He's a successful apartment building investor and focuses on getting others to buy their first building. He offers a great podcast as well as training on his site. I've been enjoying his content so far. Rod Khleif also has a great podcast and site that primarily deals with apartment investing. Finally, Joe Fairless offers a daily podcast and often talks about his apartment building syndications--he controls over $100M in apartments. I'm sure if you check out these three resources you'll find something you like. Good luck with that 60 unit and keep us posted! -Andrew

@Tariq B. good job on the reno.  The place looks great!  Will you continue to do much of the work yourself, or are you at the point that you'll hire everything out going forward?

@Tim Boehm your "kill one rat at a time" really speaks to me right now. I'm in the middle of doing my own reno on a BRRR, and looking at the entire project in its entirety is paralyzing, as you said. Small chunks, one room at a time and I'm making steady progress. I recognize the "opportunity cost" I'm paying, but it's important for me to get this done myself as I'm a hands on learning. I'll likely contract the work from here out though.

@Patrick M. I haven't purchased from Surplus Warehouse yet, but I've looked into their cabinets as well.  The price and perceived quality make them a compelling option over the big box stores....  I'm also interested in seeing if anyone else has experience with SW.

Have you looked at SW's granite counter tops as well?  They also seem decently priced.

These are great tips and I appreciate the dialogue.  I literally just got a lead for two MHs offered by the same seller.  The first MH is a total loss resulting from Hurricane Matthew--it's barely scrap and she wants to give it to me free...

  The second MH is a 1992 Champion Titan 12x60 that looks fair from the outside and decent inside.  The seller bought it from the park owner for $5k and the park owner offered to buy it back from her for $2k--which the seller balked at.  I paid for a NADA pricing estimate and am digging through that now.  It states that the MH is worth approx. $4k and also provides a value of $7k when factoring in all the "upgrades".  The seller talked herself down from $5K to $3000-3500 without me asking or saying a word-just let her negotitate avaind teee

  Not knowing the value of these MHs makes creating an offer tough.  I may just go the easy route and low-ball and see what interest I get in return.  Thanks for expanding my knowledge, yet I still have a ton to learn!
