How to Help Baby Boomer dad invest in RE

I would greatly appreciate thoughts on the following...

I am an amateur investor with 5 income producing properties.  I recently helped my father and mother sell their home and move into a retirement community close to me.  After the sale of their home and paydown of their new home my dad was left with $30K to put in "savings". We figured he'll make $120 a year in interest.

I would like to help my dad invest his $30K and am looking for creative ways to help him do so. Some of my own, untested ideas were: He can invest in what I am doing (buying and holding) with me doing the work for him and he being an "investor".

Keeping the money in the stock market is a bit more risky than what I would want for him.

Any thoughts?

Thank you,

Matt
