Great job! Are you planning to refi out of the hard money loan? We have noticed an increase in rates so you may want to stay on top of that if that is your plan. Also, how much rent are you getting?

Hi,

I recently went under contract on a 4 unit property in Cecil County md. I would love to hold an informal open house/ educational session at the property. There I would invite resources which our virtual to your team. These include:

- Realtor

- General contractor

- Hard Money Lender

- Mortgage Broker

- Cleaning person

- Attorney

- Property manager

Can anyone thinks of anyone else? Any suggestions would be greatly appreciated!

The Maryland market has historically low investors! Houses are selling within hours with multiple offers. Buyers are becoming frustrated but it has been a great time to educate our clients and prepare them for the home buying process. I have been focusing more on a lot of off market deals and gaining strong relationships. I am very optimistic about the spring market!

Being a landlord has been the best thing for our family! I was able to leave my job as a State Trooper (which I was featured on BiggerPockets) and spend far more time with my family. I now spend my time educating investors and helping them build their portfolio. It has been super rewarding and I continue to learn and grow myself.

Did you end up renting out that property?! Being close to 301 and 50 I could see that area having great opportunities for rental potential. The numbers must work regardless!

Hi! What part of Maryland are you from? It sounds like a joint partnership maybe a good option for you. Prepare yourself with knowledge and a strong team. Learn what the cost is on labor and material as well as do market research. Interview gcs, lenders and realtors to learn and form that bond.
