Newbie- funding and the process of finding properties

Hello,

I am new to the whole process but when I ask people to help me with the process they seem to not want to help.  I would like to get into flipping homes and eventually having rental properties as well if it’s worth it. Where do you begin when wanting to flip homes? What are the sources of funding without coming out of pocket up front or possibly when the fees are added into the loan? I’m just so confused How it all works and how things are funded quick? How do you find the properties before everyone else does? In the beginning when you guys first started what were your mistakes? Please help. I am located in Maryland!!!!
