Hi,

Thank you for your service! Everyone has a ton of great information however the market is hot. It would be super beneficial to look at comps and look at the value of your property vs rental rates. Are you getting the best return possible? If you have a substantial amount of equity in the property it may be a good time to sell, especially with inventory being at an all time low. Houses are selling quick and for top dollar!

I am sure this is an unpopular opinion: Take advantage of college and enjoy it! Real estate is about building relationships and that is a great starting point.  I have a three degrees and the majority of my contacts are from my prior career.  I own several rental properties, have flipped houses and am a Realtor.  The time I spent in college and working a W2 job prepared me to be my own boss. I have learned what it takes to be a great leader, and not so great leader.  You always want a plan A, B and C.  Your degree will give you the confidence to take risks knowing you will always have companies to work for if need be.

Welcome! There are a ton of great opportunities in Maryland, in fact about 30% of Marylanders are renters.  There are so many options/ varieties in Maryland depending on the risk you want to take, location, funding, cash available, etc.  Do you have an idea of what type of return you are looking for? I would love to hear your overall goals to see if we can point you in the right direct!

I have had great luck in Baltimore, Harford and cecil county. Depending on your risk level, Baltimore city also has the numbers.

Bigger pockets is a great resource!

A big component is investing is knowing your numbers and treating your properties like a business. About 30% of Maryland’s population is currently renting. With companies like Hopkins and being close to the Nation’s capital you have consistent movement and employment opportunities. Just something to think about!
