Yes you are correct about investors entering the market for a quick flip and losing their money and selling at a loss. A slow nickel will beat a fast dime everytime. The reason for this is that most areas of Detroit is not flipping. It is mostly a buy and hold market. Those early flippers were probably excited by how cheap the houses were and didnt do any due dilligence as to where they were buying. There are actually some stable neighborhoods with some good people living there. If your not from here it sounds like the whole city is under siege. This is a classic example of a tale of two cities. It is the worst of times and the best of times. There are people selling crap houses sight unseen to out of state and international investors and running to the bank. Anywhere you buy is a high risk investment if you dont have the people or the right team working with you.

The areas I would suggest to you in Detroit is in neighborhoods like Rosedale Park, University District, Boston Edison, Woodbridge, Midtown, Corktown, Sherwood Forest, Green Acres, East English Village, Indian Village, Grandmont and few othe r areas that border some of these areas. There are also some great suburbs in the metro detro that are cashflowing. Such as Westland, Livonia, Ferndale, Warren, Dearborn Heights, Garden City, Oak Park. It all depends on your level of investment as to what areas will be best for your budget.

Hey Robin, great question. Yes I would invest in Detroit. It would depend on what neighborhood you choose and if you're looking to hold or flip.
