I would also suggest a good property manager. Criminal and background checks.

Like @George P. Not many people wants to invest here. It all depends on your tolerance for risk. There are some areas that require s a team of bulldozers and wrecking balls. The best I can suggest is to find a house on a good block that needs rehab. Not one that is on a street with alot of vacancies.

I am a realtor in the Metro Detroit Area.  I am in Detroit everyday and I definitely can assist you with this matter.  It depends on your buying criteria.  The price you buy at determines what areas you can go in. If you're looking for cheap houses your going to get bad neighborhoods.  There are some stable areas in the city. What you want is one bad house on a good block. Not a street that has 4-8 vacancies on every block. You need a local Realtor on your power team that has your best interest.

Great post. I think becoming a realtor is a great way to learn investing. I got my license recently and it is a great experience. I also have attended my local rei club. you defintely have the inside track on properties and you have access to hud and reo's. If you do become a realtor make sure to choose one that has a great training program.
