Hey Peter,  I am in the Detroit area.  How many properties do you have here? There are some great deals here and should still be in October.  If I would have to say another area besides here I would say Indianapolis,  Cleveland, pretty much the Midwest but I'm sure every state has an area great for investment with due diligence.

Hey Stephen, Have you tried your local REIA Club. You can also try your local BNI. In Michigan it's BNI-MI.com, I'm not sure what it is in South Carolina.

ok, you can check out zip skinny and it will give you all the demographics you need for whatever zipcode. Also rent meter can help you with determining rental prices.

Hey Troy, The properties in Detroit are in somewhat decent areas. I can look up the one in Ypsilanti for you. Do you have a local agent here?

There is alot of discussion about Detroit. There is over 40 square miles of vacant land. The best way to buy in certain neighborhoods is to buy the whole block. I think Detroit is ready for gated communities. If you can aquire enough property to build on you can tear down the current properties and build your own districts. 

You may need a property manager or someone to execute an eviction for you. You also can offer her some money to vacate the property within a certain amount of time. Where is the property located?
