Have you looked into multifamily near U-M. There are some opportunities for student housing and near the hospitals for med students and doctors on call. Doctors are looking to rent rooms when on call within 30 minutes of hospital.

There are definitely some ways you can use some of the money from your credit cards to get a deal going but it will require some other creative financing techniques.

There are some great deals in certain areas of the city just depends on what neighborhood. The surrounding suburbs are great for buy and hold or flipping.

I guess it all depends on what area of the city you are referring to. Midtown Detroit is waiting list only and the downtown prices are increasing and pushing out the middle class. Other areas on the rebound are Boston-Edison District, Corktown, Woodbridge, Indian village, East English Village, The New Center, University District and a few other neighborhoods. Almost 40 square miles of the city is vacant. There are warzones and thats from east, west, northeast, southeast, northwest and southwest.

Hi and welcome. Based on the information you entered it sounds like the university district, but you didnt provide any adresses. Not sure about the home insurance but you should be able to get some quotes from an insurance company. Auctions are ok if thats the way you want to go. I think the easiest way to go with less hassle would be bank owned and hud properties. There are some great deals in metro detroit so dont get attached to trying to make a deal work if the numbers dont work.
