@Elizabeth B.

Welcome to Biggerpockets!  I've been investing full time in real estate for just under 2 years and love it.  I've also gotten to know some great realtor's and @Aaron Smith first comes to mind.  Reach out to him as he has been a tremendous resource to me and I'm sure he'd do the same for you.  He is also licensed in both OH and KY as you requested.  And please reach out to me anytime and I'd be happy to help you with your journey in real estate, how does that sound?

Cheers,

Garth

Wow, what a great thread so I thought to chime in.  I've been wholesaling full-time for almost 2 years now and I'm genuinely proud of what we do and how we do it.  We tell the sellers they would make more money if they list with a realtor.  We actually give them every option not to use us because if we can't bring the seller value, we don't want to do the deal.  We also tell each and every seller who we are and how we operate, if we are buying the house, we tell them, if we are wholesaling the house we say we have investment partners who will be buying the house.  And mainly, the houses we get under contract couldn't have been sold any other way because of the timeline to sell and condition of the home.

We believe in high integrity in everything we do and I think that is one of the reasons our business has grown so much so fast.  Unfortunately, there are bad actors in every profession and wholesaling is no different.

But to contribute to the thread that @latia Rowland started, I had a wholesaler call me about a deal I was selling.  After a very short while I figured out this guy was a wholesaler so I asked him and he said: "No, I'm an investor."  Later in the conversation, he said "well, I'll send this out to my cash buyers" at that point I knew he was lying and I ended the conversation.  Why is it so hard just to be honest to everyone you deal with?

Well, great topic and I hope I contributed to it, cheers, Garth

One of the best questions to ask any seller you speak with is, "is your house listed with a real estate professional?"  If the answer is yes you say "Great, I wish you the best of luck but I only buy off-market property"  If they pursue you say something like what Jorge De Jesus said above.  Two things here, first you never want to screw up a deal that is listed with a realtor and second, what value can you bring your buyers if the deal is already listed.  My general rule of thumb is I stay away from these, spend your time looking for another deal.  I hope this helps and best of luck to you in your new company, Cheers, Garth

Matt,

Garth here.  I know we may have chatted but I'm not if we have met and I'm all about networking so how about we grab a cup of coffee sometime when your schedule permits.  How does that sound?

Garth

Good Morning Biggerpockets! I thought to start a forum post on one of my favorite topics, "Landlord Tricks of the Trade" I've shared this with many colleagues and investors and felt it's time to post on Biggerpockets. If you have other gold nuggets to add to this thread or favorite lease clauses then please do so and help not only the new landlords out there but also some more seasoned landlords who are looking to improve. Sound good?

1.Always treat it as a business. You can be kind but always remember it's a business. I always tell my tenants it's important that they are always straight with me and I'll always be straight with them.

2.When doing the initial phone screen, after you have established why they are looking and what they are looking for and why your property, in particular, I'll say this with a stern, confident voice "I'm very very good with background checks and I do a very thorough criminal and reference check, is there anything you need to tell me now!" More than 1/2 the time you hear a "click" and they hang up and that is what you want. Weed them out before you waste time showing a property to someone who couldn't rent it anyway. Does that make sense? This gold nugget I learned from Marcia Maynard so give podcast #83 a listen will ya?

3.If you're a buy and holder investor pay close attention to what @Brandon Turner does because he is very successful real estate investor and I've personally learned so much I continue to be grateful to him and to Biggerpockets!

4.When you show a property and let's pretend the showing is on Saturday at 10:00 am. Ask the applicant how far they live from the property, If they say 15 minutes (just for example) then say "great, so at 9:45 text me you are coming and if I don't get a text from you I'll assume your schedule changed." This prevents you from spending your Saturday morning in a vacant apartment for a tenant that doesn't show up and that happens all the time. Since I've instituted this, I haven't had any no-shows while I was in an empty apartment on a Saturday.

5.Below are some of my favorite clauses

  • This security deposit is not to be used to pay the final month’s rent. Initial _____.
  • Landlord informs the Tenant that the sewer system of the Premises is not designed to accept many types of items, included but not limited to, paper diapers, sanitary napkins, tampons, and children’s toys, balls of hair, grease, oil, table scraps, clothing, rags, sand, dirt, rocks or newspaper. Initials: _______
  • Tenant agrees to pay for clearing the sewer drains of the Premises of any and all stoppages, except for those stoppages which the Landlord will agree were caused by defective plumbing, tree roots, acts of nature, or which are declared in writing to have been so caused by the plumber or other person who is called to clear the stoppage. Initials: _______
  • Modification – Landlord reserves the right to make reasonable modifications to this lease and to Landlord’s rental policy from time to time.

Hope this helps and I look forward to reading the additions to this thread!  Cheers!

Garth

@Michael Burke

Hello and welcome to the best site you will ever find about real estate.  I credit much of what i know and many great people I met from here.  @Brandon Turner  is awesome so listen and read everything he says about rentals.  Liquid gold as they say.  And don't forget to check out podcast #83 "landlording with integrity" by Marcia Maynard.  You will learn alot from the podcast.

I'm also a local Cincinnati investor so if you wish to reach out to me anytime, I'd be happy to meet you for a cup of coffee or just talk on the phone and answer any questions you may have.

Cheers,

Garth
